FAQ'sI've never been to Spain before, how will I know which area is best for me?When you arrive in Spain, we will be more than happy to meet you directly from the airport and take you to your accommodation (which we can also help arrange). We will listen to your requirements, and before looking at any property, we will show you around the coast so you can become familiar with different areas. Once you feel comfortable with a particular area, we can then refine the property search. What is the cost of purchasing in Spain? Typically you will need to budget for 10-12% of the sale price to cover the costs of purchase. This is made up of 7% tax, 1% legal fees, 2% Notary & stamp duty fees (variable) and from 1% mortgage set up fees. For more information see the buying process. If I buy an apartment, how much will I pay in community fees? Your community charge is set by the community residents association. This will usually cover external property upkeep, pool maintenance, gardening, security & buildings insurance. Fees fluctuate depending on the facilities within the development, such as heated pools, gymnasiums and 24 hour security. Who will translate my legal documents and translate for my lawyer? APG will introduce you to an English speaking lawyer based locally. The lawyers we work with are all members of the Spanish bar, and often have affiliate offices in the UK and around Europe. APG’s legal paperwork required to secure a sale will be presented to you in English, and any legal document presented in Spanish (title deeds etc) will be translated by your appointed lawyer. Am I covered medically in Spain? As a member of the European Union you will be eligible for full medical cover just as if you were a Spanish National. You can obtain the correct medical card from the following link. www.ehic.org.uk As a pensioner you can transfer your pension to be paid in €’s and your medical cover to be based in Spain. I’m moving permanently to Spain, can I bring my pet? Within reason yes! There are certain vaccinations that need to be given, as well as obtaining a pet passport for your animal. It's a legal requirement in Spain, that all pets are electronically chipped. We can provide you with a list of companies who are tried and tested in transporting your animal here safely and comfortably. I’m slightly nervous of driving in Spain, what’s the public transport like? Most visitors to Southern Spain take advantage of low cost car hire, but if you choose not to drive in Spain you will need to use taxis or public transport. Taxis operate from official ranks within towns, and you can also phone for a taxi to pick you up from anywhere. Numbers can be found in the phonebook, restaurants, bars and hotels, and also printed on the taxis themselves. Fares are set according to distance and are inexpensive. Coastal areas are well served with a network of bus routes. There is also an excellent bus service that runs between Málaga airport and Marbella bus station, and takes less than 45 minutes. If you wish to eliminate the costs of airport parking or taxis, this is a very efficient service for tourists and residents. It is also very handy for the many friends and relatives who will no doubt wish to visit you in your Spanish property, thus excusing you from many airport pick ups and drop offs! Local trains run between Málaga and Fuengirola. Málaga is also well connected to other cities such as Seville, Granada and Madrid, with high-speed rail links. |
